Sitting on 3.15 acres, with additional ground available for expansion, the Western Precision Building is approximately 55,000 square feet in total.  Approximately 20,000 of this is office area and support space and the remaining 35,000 sq. ft. is all shop space and delivery area.  The exterior is stucco with a heavy aluminum siding trim.  A Large parking and truck loading area is all finished in concrete and the grounds are beautifully landscaped.

Since Colorado City was incorporated in 1985, it has made significant strides to improve its utility

systems and become self-sufficient. Much of this was accomplished through the joint efforts of

the Town government and its sister city, Hildale, Utah. Today, the communities have a fully

operating water and sewer system, an electric generating facility and a municipal airport.

About the Area:

 

The entire area is surrounded by spectacular scenery and outdoor opportunities.  The White Cliffs, highlighted by what area residents call “El Capitan”, rise majestically just north of the town and are the southern backstop of Zion National Park.  Just to the east are jeep trails up through Elephant Cove and the coral pink sand dunes.  A bit further and Kanab emerges from the base of the Vermilion Cliffs.  Legendary Director, John Ford filmed several epic westerns using Kanab as his base.  By continuing east, Page Arizona and Lake Powell are within easy reach.  Head south from Kanab and it’s a leisurely and scenic drive to the North Rim of the Grand Canyon.  At 8,000 ft., it is truly breath taking.

 

About 22 miles west of Hildale is the rapidly growing city of Hurricane, Utah.  As a suburb of St. George, this is one of the fastest growing areas in the country.  Southwest of St. George and only around  a 40 minute drive on I-15 is Mesquite, Nevada.  Hurricane, St. George, and Mesquite provide dozens of well groomed, reasonably priced golf courses.  Two reservoirs, Quail Creek and Sand Hollow, are only minutes away from Hildale for a fishing or boating getaway.

 

Hiking, biking, A.T.V. exploring, hunting, picture taking, horseback riding.  The opportunities are practically endless.  St. George and Hurricane are close enough to offer dinning and entertainment.  All of this comes with a gentle winter climate and no-coat days in February.

 

About the City:

 

Hildale is relatively small, but boasts great credentials by comparison to other rural communities.  The city has all utilities, including a “state of the art” water treatment facility.  Through a government grant, the city has built an airport with runways that will support larger jet aircraft than St. George.  This means shipping and receiving materials for your business is not limited to only trucking.  The city has a large city park and community farm.

 

Recent events have created residential and business opportunities, with homes, residential lots, commercial building and business lots available.
